The most critical cover for many Hong Kong residents is Third-Party Liability. In a high-rise building, a simple mistake like leaving a tap on or a cooking error that triggers the fire alarm and sprinklers could lead to massive damages to multiple units below you. Without liability insurance, you could be personally responsible for these astronomical costs. A basic insurance policy provides essential peace of mind at a relatively low cost
- Named Perils basis - The exclusions will be similar as those under the Buildings section.
- All Risks basis - The possible exclusions are as follows:
- Theft, if the house is left unoccupied for more than a stipulated number of days or if the house or any part of it is lent or let, unless force is used to enter the house;
- Theft of money and credit cards above a stipulated amount;
- Theft by deception or by any person lawfully present in the insured house;
- Malicious damage or vandalism if the house is left unoccupied for a specified number of days;
- Bad-natured damage or vandalism by any person lawfully present in the insured house;
- Malicious damage or vandalism if the house or any part is lent or let out;
- Escape of water or oil from any washing machine, dishwasher or fixed domestic water or heating installation if the insured house is unoccupied.
While coverage varies by policy, the following are common general exclusions in Hong Kong home insurance policies:
- Confiscation or requisition of propertyby order of any government or public authority.
- Loss or damage caused by war, invasion, act of foreign enemy, hostilities, civil war, rebellion, revolution, insurrection, or martial law.
- Loss or damage owing to the property's own fermentation, natural heating, or gradual deterioration(e.g., rust, mould, dampness, dry rot).
- Any consequential loss other than the specific additional benefit for loss of rent or alternative accommodation offered by the policy.
- Loss or damage caused by nuclear weapons, nuclear fuel, or radioactive contamination.
- Loss or damage to property by subsidence and landslip(unless specifically covered by an optional extension to the policy).
- Loss or damage to:
Motor vehicles, watercraft, and their accessories or spare parts.
Livestock and pets.
Property used or held in trust for business or professional purposes.
Medals, coins, stamps, documents, and manuscripts.
Deeds, bonds, bills of exchange, promissory notes, cheques, securities, cash, currency notes, bank notes, and stored value cards.
